Construction of the largest logistics center in the Krasnoyarsk Territory, the Yemelyanovsky PLC, is underway near the village of Startsevo. The project is being implemented by the developer MEGA-STROY-M. Evgeny Voropaev, the company's CEO, spoke about who rents space in ready-made warehouses and shared plans for further expansion of the complex.
1) In February of this year, the construction of the fifth stage of the Yemelyanovsky production and logistics park began. Are there any more construction lines planned?
Yes, of course, the construction of the Yemelyanovsky PLC will continue. The total area of the constructed facilities, including the fifth stage, will amount to 164 thousand square meters, and we do not plan to stop there. We see a high level of business interest in sites of this format, so we are starting to prepare the ground in advance for future queues. Our team is already working on plans for the implementation of the next stages of the project development: we are actively negotiating with potential buyers and tenants, discussing needs, working out individual terms of cooperation and assessing the demand for additional logistics capacity.
Our goal is to systematically expand the complex to meet the growing needs of the market and strengthen the position of Yemelyanovsky PLC as one of the key logistics platforms in the region.
2) Tell us about the tenants of the Yemelyanovsky PLC. What kind of companies are these? How high is the demand for rental space?
Ozon became the first tenant of the complex. The company leased 36 thousand square meters in the first stage of the park for the placement of goods. This allowed the company to optimize logistics in the region and speed up order processing. The second stage of the park with an area of 30 thousand square meters was occupied by the Sberbank Logistics company. Wildberries leased over 41,000 square meters in the third phase of the complex. The areas were used as a distribution center to expand the marketplace's presence in Siberia.
Yemelyanovsky PLC has successfully attracted major e-commerce players, retailers, and logistics operators. The demand for rental space remains consistently high. All facilities in the park meet the high standards of Class A and A+ warehouses. In addition, modern engineering systems and flexible room layout are provided with the ability to adapt to customer requirements.
3) Why was Krasnoyarsk Krai chosen as the site for the construction of the logistics park? What are the advantages of the region for creating such facilities?
The choice of the Krasnoyarsk Territory as a construction site is due to a number of strategic and logistical advantages of the region, which are ideal for creating a large logistics park.
First of all, the key advantage is a favorable geographical location. The Krasnoyarsk Territory is located almost in the center of Russia and serves as a natural transit corridor between the European part of the country, Siberia and the Far East. The most important transport arteries pass through the territory of the region: the Trans‑Siberian Railway, federal highways, including the M‑53 Baikal and M-54 Yenisei, large river routes along the Yenisei, and most importantly, the international airport, which actively develops cargo transportation.
Another significant factor is economic activity and market capacity. The Krasnoyarsk Territory is one of the largest industrial and economic centers of Siberia, and the city of Krasnoyarsk is called its capital. Large-scale production facilities are concentrated here, which generate significant cargo flows and generate a steady demand for logistics services. At the same time, the region acts as a hub for supplying the northern and hard-to-reach territories of the region and neighboring subjects of the Russian Federation.
In addition, there is a shortage of modern Class A logistics facilities in the region. The growing demand from retailers, marketplaces and manufacturing companies for high-quality warehouse space makes the construction of such a complex economically feasible. The park helps to close this gap and improve the overall logistical efficiency of the region.
4) How do you assess the state support measures in the region? Has the company used any of them?
We highly appreciate the measures of state support in the Krasnoyarsk Territory. One of the key factors for the successful implementation of the project is its inclusion in the Yenisei Siberia Integrated Investment Project (CIP). Since 2022, Yemelyanovsky PLC has been included in the list of CIP, and we are in constant cooperation with the Yenisei Siberia Development Corporation. Our colleagues have repeatedly come to the rescue in solving difficult issues at all stages of implementation, for which we express our special gratitude.
In our opinion, the availability of such mechanisms has an exceptionally positive effect on the investment attractiveness of the region, where government representatives work with the investor to achieve a common result and provide assistance in all areas.
